Town Centre - Construction Traffic chaos

The developers of Juniper House (the old Poll Tax House building owned by the council) called a meeting in the Central Library for residents to ask questions about how the construction traffic will access the new development.

The plans are for a 16 storey tower block with 91 flats and a 50 place nursery in the back yard of the tower block. The site is adjacent to the overground railway and only accessible from First Avenue. Work is expected to start on demolition of the existing building later this year.

The consultant that attended the meeting (there were no councillors or Highway engineers from LBWF present) stated the Highways department was recommending access to the site had to be by turning left off Hoe Street into GROSVENOR PARK ROAD, left into PEMBROKE ROAD and left into ORFORD ROAD and then right into FIRST AVENUE and then direct in to the site. This makes no sense to subject all these residents to the heavy traffic caused by a construction site that will go on for 2 years when a left turn direct in to First Avenue could be created from Hoe Street.

This is not the only construction site in the area due to start work shortly.



All these sites are due to start next year and some will go on for at least 10 years. How will Hoe Street and the Town Centre survive this barrage of extra traffic? We don't know as the council and the GLA are not prepared to announce their plans. Demand a public meeting to find out what the plans are for keeping Hoe Street traffic flowing!

CENTRAL HOUSE (formerly Strettons)

Later in the year the Strettons block will be demolished and replaced by a 11 storey hotel and 5 storey office block. The only access to the site is via CHURCH HILL right into STAINFORTH ROAD and right into ST MARYS ROAD. This will disrupt the normal life of residents in these quiet streets.




THE MALL

A 29 storey tower block is due to be built on the Mall shopping centre as well as the enlargement of the shopping centre and remodelling of the reduced open space to say nothing of the felling of the 81 trees destroying the very attractive avenue of lime trees. Access will have to be right from HOE STREET into SELBORNE ROAD.











WALTHAMSTOW CENTRAL STATION

This will also include works at Walthamstow Central to provide a tunnel from the station to the Mall.
Access will be right from HOE STREET into SELBORNE ROAD.

GRANADA CINEMA (EMD)

Work is expected to start soon on the refurbishment of the EMD but where will the construction traffic park for this site?  Access only from HOE STREET.

POCKET LIVING 

90 one bedroom flats on the site of the closed Ross Wyld Care Homer opposite Lloyd Park.  Access by turning right at the Bell and into Forest Road.

TOWN HALL CAMPUS

Work starts next year on replacing the fountain and adapting the inside for the 21st century. Later the Magistrates will be demolished and an office block built. Even later 2 residential blocks will be constructed. All the construction traffic for many years coming up from the North Circular along Chingford Road past the Bell.  Access by turning left past the Bell along Forest Road into the Town Hall complex or from the Waterworks along Forest Road.
