1.1 Watkin Jones Group are bringing forward proposals for a mixed-use development, including
student accommodation, on land at Nos 4-10 Forest Road, Walthamstow. The proposals
qualify as a Schedule 2 development under the Town and Country Planning (Environmental
Impact Assessment) (Amendment) Regulations, 2015, being an “urban development
project” comprising more than 150 dwellings (Schedule 2, 10[b] (ii)). As a result, the
proposals should be screened to determine whether they may give rise to “likely significant
effects”, and if so an EIA must be carried out.
